As some of you may know, last month I celebrated being a bicoastal investor when I settled on a single family property in South Florida.

At the end of the evening they were asking what was I celebrating and I said that the deal they bailed out on was finally over, they snickered, suggested I must be glad and hoped I hadn't lost to much.

I'll provide more details after my celebration, but my numbers show a $400+ positive cash flow.

In order to overthrow such a cabal or corrupt government, many many people have to rise up together - but they can't or won't because everyone in America is too distracted by jobs (survival), or social media, celebrities and sports. 

Jermaine here, we always gave one month notice, our notice say congratulations it's your anniversary, then tell them how nice it was having them as a tenant, then get in to the the rent increase, we usually say something like, everything in this economy is going up and onfortunately so is the rent, something to that effect,

I put language in my lease that property will be inspected at the 6 month anniversary of lease signing...and that we have option of inspecting every 3 months and in that case we would provide them a 72 hour notice.

We always like to get up there at least once in the summer for the Celebration of Light fireworks show!
