I have been evaluating properties on sites like Zillow but I'm not sure how accurate my estimates are on things like property tax or more importantly rent.Let me know if anyone has comments, concerns, or just general tips for getting started.

This process of reconciliation can be weighted anyway the appraiser subjectively determines is most accurate. 50/50 20/30/50 80/20 whatever...Hope this helps.

You would have to trust that they will give a timely, transparent, fair, and accurate estimate or the rehab costs - and maybe their take on how long the rehab-to-sell or rehab-to-rent periods would be for that property so you can understand the holding costs.With this as just a sketch as to why wholesaling is a so-intensive, "feet on the ground" business, you might want to explore some other real estate investing process where "feet on the ground" are not so important.
