I would imagine eventually it all comes to the specifics of the property itself but then the search is becoming to exhaustive, so I would want to focus on couple geographical areas and be able to search there.Currently I'm in CA and looking to invest in other states.Any idea on how to get started and get focused on an area would be appreciated.Thanks in advace to all the comments.

Imagine it is probably tied into one of the meters and is not separately metered. 

i would imagine a very good rental area as long as the numbers work. 

Tenant shall only use a plunger to attempt to fix a slow or stopped drain, and shall not pour chemical or other drain cleaners into any stopped or slow drains.  

There WOULD be quite a bit of equity in this family owned property, if it wasn't the worst mortgage mess imaginable

I can't imagine having to be the landlord that evicts a poor, senior citizen, in poor health....   

Now imagine if they had 10 paid for rental units bringing in $8k extra per month.

As you can imagine, channels like Airbnb and VRBO take cancelations very seriously and penalize hosts across all their listings for cancelations.

Some of my favorite case studies have been from people who found a property by just walking or biking a street in an area that they like.In Indianapolis, decent inventory is getting slim and I imagine that's the case most everywhere, but there will always be deals.
