The Boise area (Treasure Valley) isn't the hottest for cash flow these days but a great appreciation market now.

I have family in FL and like the idea of boots on the ground.Unfortunately, that’s in the treasure coast and though price tags are low, rents are pretty low too.We’ve not yet found anything that seems worth -while.Have you started to focus on any FL locations?

If the 30k delinquent taxes were only for the last year I see where you are getting your date and agree that trying to obtain the land via treasurer's deed and associated time frame doesn't quite work for your plan.Have you reached out to any brokers that may have leads on other land available in the area/JeffCo?

For me, Its a treasure hunt from a number of sources but the online retailers make it alot easier. 

Compared to other courses that cost 1,000$ for the same information and don't offer one on one coaching this is a real treasure.
