Then again, and as J Scott said, if the numbers work you could very well have found a diamond in the rough especially if the ARV/Comps hold at the high 400's

If I could classify it as a purchase and not a cash advance, it would at least qualify me for the points, which would offset some of that 2-3% vendor fee, and get me to Diamond status at Hilton or Sheraton real quick.Is anyone doing this now?

Commonly these shingles are in a diamond pattern about 1 sq ft visible each (from what I've seen).
