Around here, farmland is usually restricted to 10 acres or larger and such pieces of "small denomination farmland" are scarcer then hen's teeth.

There are no repairs needed what soever because the owners have put a lot of work into it.

Most folks cut their teeth with small properties, then ratchet up as they can put in more money or can roll the appreciation from one building into the next.

Grit your teeth and stick to your screening.

These people are basically protected under new federal laws with teeth, designed especially for the "help you solve your foreclosure problem".

@Brie Schmidt  It has been like pulling teeth to get full reports (in fact I still haven't received a full report yet).

But if he just lets it go and let'sthe property go to foreclosure then he has no leverage whatsoever when it comes to that deficiency judgment.
