The numbers the first few years don't cash flow that well (damn PMI) so I'm currently letting that soak in and trying to model out what numbers make sense.I also bought my first 2 unit property out in the West suburbs so have about 1.5yrs of experience as a "removed" landlord (property is about 45mins away from downtown).

My self it took several years of just watching, reading, waiting for my ship to come on meaning a little seed money.I was aware I had the work ethic to make a real good shot of making it work if I did not screw up too bad.The whole concept of a mentor was alien to me, still seems like a way to make money in current market that is fully valued in most markets.If you don’t have skills in construction where you can do the first flip your self then seed money is the key with the ability to manage money and people.Borrowing your way into this game is talked about in here often too.

Before i dive straight in, i am planning to do a trip to the US to feel out some of the cities and hopefully meet with some property managers to get their advice on areas.As i said above, i am very new but have been trying to soak up as much information daily as i can manage, and from what i have learnt, my plan would not be all that dissimilar to investing out of state.I was wondering if anyone has done something similar, and if so would be able to share any major unforseen hurdles that they weren't prepared for?
