Banks/Credit unions often (not always of course) have "order taker" LO's which means they simple so not know how the sausage is made so other then simply W-2 income they often do not know how to handle it.and 2, they need an NMLS number and to have a license in the state of the property.

All that mortgage paperwork your LO asks you for, that's basically what you are doing, helping them manufacture something to be sold to the "War Department" (the Fed) for above-normal levels of profit (note that I'm not opining on if I think this is good public policy or not, I'll leave that to others).

Basically, if you learn your market and know how to talk to sellers, you can wholesale, L/O, etc to buy/acquire properties with very little of your own money or credit.

Borrowers make their experiences poor in some cases by not being open to coaching from the LO/broker or refusing to comply with the process, not accepting the market terms for what they are, or just plain out having unrealistic expectations.

I've seen it so many times where investors are dragged into terms only to fall out or extend escrow because the deal wasn't properly vetted by the LO/Broker.
