I grew up in Hoover, and in medical school I lived in the Crestwood area downtown and I was drawn to that area if I decide to invest there. 

This is because the state income tax will already bring them to $10,000.They may get a benefit at the state level for the property taxes.A discussion should be made what type of house they would buy and if they would have any itemized deductions(Medical or charity) besides the mortgage interest and Income/Property taxes.Otherwise, if the itemized deduction is marginally higher than the standard deduction, it wasn't the best tax write-off. 

We wanted to keep our nanny, non-compete for doctors sucks (if I lived there I would be in Lafayette and driving out 30-50 miles if I left my job), and we wanted to be close to Chicago still.

Now they have enough global cash flow and equity from the properties to keep getting lender loans even if their income is not that high maybe 80k a year or so.Then there are the doctors, tech space people, etc. that make very high incomes.

There seems to be so many folks out there with bad credit, medical bankruptcies and a number of other issues preventing them from qualifying. 

However hopefully they take good care of their medical implement and there are no issues.

Maraijuana farmers brought jobs back to the area, but with the shift from recreational from medical is a major transition and most of the farmers out here whent back to the black market.
