My lease restricted business activities up front, while there are activities that I couldn't do anything about, the lease set the seed in the tenant's mind that no business activity was acceptable....it worked!

Using job income for investment purposes will frustrate you to no end.Also, you don't need to manage anything if you do it correctly, because you're not dealing with passive income until after you've compounded your seed money.

on the 117 acres is a grass seed farm. we get 30k a year from farmer.. its zone EFU so as you know you cant even put one home on it unless you can hit that 80k a year in farm income..
