The numbers need to work now and then appreciation is a bonus.  

Work it out with your PM where they would credit you for it.Remember, there is also a $5k/employee retention bonus for employees you keep employed in the CARES act from what I understand.

The current bonus depreciation rules mean large year 1-5 depreciation and many investors stack large NOL carryforwards.

My guess is amazon won't, but the property wasn't purchased because of this factor, just an added bonus.) 

I dug a little deeper in to the city code and it looks like there's a 100% density bonus for 'micro-units' that average a total of 600sqft.
