We are buy and hold so our strategy is different however I think as a city to invest in Lynchburg is great..it is growing and Liberty University is just one of many employers (but it is huge and it is not going anywhere so it is driving massive growth) We look at other areas but we coming back to Lynchburg.

It also does well near hospitals and universities, which tend to bring on temporary staff or relocate professors or doctors to the area.

@Keesha DuminieI would target something where by benefit of skills, relationships, or location, you are likely to out-perform the average expectation.For instance, someone that lives in a small university town is much more likely to out-perform and fix and flips there when compared to an out-of-state flipper.
