My parents own a few rentals and over the past couple months we have been renovating a cottage we bought on Indian Lake.

I’m a reservist In the army and plan on buying a duplex to live in and rent the other unit out when I get home.

I'd recommend creating a well defined criteria or as in the army we say a Standard Operating Procedure and using that as your guide to buying deals.

My recent financing "workaround" has been getting my twin brother, who has a very strong financial profile as an officer in the army, to be my co-guarantor on my mortgage.

Right now, we post on Zillow (and all the other sites it automatically posts that to), Facebook marketplace, Facebook FSBO/Buy, Sell Trade/Mom/Army Wives/etc. groups, Craigslist, post to our business Facebook & Instagram, email it out to our mailing list, and have a few other professionals in the field we work with to get the word out.

Still in COS you have the Army and Air Force groups so each can get a little rowdy.
