He is extremely knowledgeable about the investors mindset and real estate.As there was tons of good information being taught, there was also the sales pitch to buy a Diamond membership for $40,000 which includes more classes, private one on one days with a Advanced Mentor, admission to seminars in Vegas etc.I wanted to know if anyone on bigger pockets have participated an anything like this, what was your experience, and was it worth $40,000?

The biggest issue I've found when using deal machine is that since it's a available to everyone, once you reach an owner they are fed up by all the marketing they have received and are ready to lay it on thick on all future callers.Anyone can drive by a neighborhood and think they spot a "diamond in the rough" when they see overgrown weeds, an abandoned vehicle, or other deteriorating conditions.

Also yes.Right now if someone is not able to get rented I would guess it would be marked by being in a bad location (anything west of gratz, below CBM or above diamond) and trying to charge new construction prices (550-650/rm), tiny rooms, bad rehab, or another issue.
