We wound up investing about $5000 for new cabinets, counters, removing some furdowns, etc. almost all kitchen remodel stuff.

I helped with every flip, kept track of financials for them and even went 50/50 on my first "flip" (although it wound up being a tear down, subdivided and then sold to a builder.)I wanted to follow in their footsteps but was guided to go to University, get a degree and then snag a 9-5 corporate job.

Without them you will run a sloppy business and things will fall through the cracks.I wound have most or all of these set up well in advance of taking on my first client.

She wound up being absolutely sweet and lovely, left the cabin better than she found it, and I'd happily host her again - even though she required a ton of patience and I pitied her husband.  

And I made some big mistakes. but I also got the ball rolling and wound up with some amazing properties that have performed well and appreciated like crazy.So I guess my encouragement to you is to to go for it!

A few of the units around me dropped their prices, but even then they wound up renting to people that I rejected due to any number of reasons, so the season has definitely thinned the pool of good prospects.My units show well and are all updated, but I have fairly high criteria (650+ credit, non smoker, 3x rent) so it may also be a factor.

I just did a quick google search & wound up on Fannie Mae's web site, which states a seasoning period of 6 months for conventional loans.
