Lumber is up 30%+, flatwork/cement are up over 20% and this was before Hurricane Harvey.  

A local investor in Denver with whom I’ve spoken on a few occasions mentioned recently that he has three residential properties he wants to unload. 

If what you want is someone who can handle big jobs, go to a lumber yard and ask a sales rep there who a good person to work with is.

Seller looking to unload a couple of duplexes in mid $140-150K range which puts these in the $70 - $75K range per unit.  

You buy on the dip and unload on the peak.

this is quite popular on BP and that is those that buy NPN  those are notes that are in default ( non payment) banks and other investors unload them at a discount because they don't want to deal with them or they want to raise capital or other reasons.. 

Market is high, and you dont want to buy a deal that you cannot unload.

The assumption that a leak directly above was causing lumber in the wall to rot seemed reasonable, but even without the leak, I don't think any of us would have expected a foundation issue like this.
