Hi All, quick question, I was thinking on get some temp cameras on my new rehab, as is an out-of-town investment 2 outside and 2 inside, the outside I will keep for the tenants after we rent, the inside is for the rehab process only.this will imply having internet in the house, I was thinking on offering internet with the rent as well, you think this will help on the rental, it will add security to the tenant and I will be able to see the exterior of the house, remember that I'm new on this so your help is highly appreciated.Internet cost is about $70.00 a month As always, thank you for your input !!  

But the buyer wants the property at zero down.First leg:-- Buyer secures a loan (1st position) for $350K and sends to title company (this is the amount needed to pay off sellers loan + their required cash at close)-- Buyer also sends $650K cash to the title company (can put in your own cash, or do a temp loan from a transactional lender)-- First leg of txn is now complete, and the $1M stays at the title company (this is bc you customized escrow instructions upfront to instruct them how to disperse money before escrow began)Second leg:-- Buyer and Seller enter into an agreement through an LLC which allows them both to be on title, and seller agrees to seller finance the buyer $650K of the purchase price (on whatever terms they agreed on).

If you like hard sales, manipulative marketing, and finding ways to squeeze money out of people and hound them then go for it.

The units in my area are temp controlled year round and have running water in them.

However, my point is that the Micron effect has already begun, contractors, architects, environmental etc have started descending on the area, and need land/warehousing/temp housing, especially since Micron has shrunk it's timeline for the first 2 fabs to four years, to open in 2029, due to Intel and Taiwan getting more aggressive. 

Although the temp is supposed to be 103 to 105 for the highs.  

These types of tenants want a private landlord they can manipulate to get what they want. 

Tempe and the areas around Grand Canyon University in Phoenix are known for being high crime (I had extended family attend there too). 

So this was just a manipulation to get the property for cheaper.In summary: I’d like to apologize once again for letting you down.

For me, the first three things that happen on my builds is 1) site prep, survey, foundation/piling marking and temp power installation, 2) foundation/piling driving, 3) start of framing.
