It’s my understand the IRS will not be monitoring you to make sure - they look into things that seem suspicious.

I am always suspicious of newly finished basements. 

I don’t know your area specifically but I am suspicious that a realtor would tell you that.

Hard money doesn’t mean sketchy or suspicious.

I’m asking because I have never dealt with this kind of businesses before and I’m slightly suspicious, since some of their offers are for properties that have only reached the planning stage, but the upfront payment, even though it is divided by a number of months until the construction is done, begins immediately.

It makes me feel suspicious.

I do get a little suspicious of Sellers who seem too keen to give attractive seller-financing terms - suggesting that: they win either way!

And I agree that if I were doing this multiple times that it may look suspicious.

I agree with Tom, any fees before closing is extremely suspicious (other than appraisals or inspections or what not).
