My dad was a "building superintendent" (i.e. janitor) managing 3 buildings in the Chicago area for many years. 

A bit of background of myself:I used to be a construction superintendent in Boston building 30-100 unit apartment buildings.

Some background on me, I am a Construction Superintendent and have overseen subdivision development to single family demo/rebuilds, I also oversee renovations for work and have managed my own renos.

The second phase of the purchase of 5608 Sprague St. is subdividing the lot to construct 13 additional units. (4 units will be affordable housing) This 4 story solar powered building will offer a mixture of 1 and 2 bedroom units, as well as a community room, garden rooftop and an on site superintendent.

I got started in realestate in 1999 as a superintendent building spec homes in the Lake Tahoe area.

I asked the superintendent at site at one of my coty projects.

Remember this is a free forum, always doubt whatever you read here, do your do diligence as one could give you spot-on advic or bad enough that could potentially put you to jail, well, not really but you got my point.I will help out a bit, an addition in all my superintendents experience (I don't do residentials for now), regardless of footage and location, takes only 1 month, maybe your "guy" only works by himself plus one or two others.

Then the superintendent comes over to me and says that he sees different people coming in and out of his apartment!!!  

In some places, termination of a site-management/super intendant role such as you describe is also cause for termination of the lease with the individual(s).Next I would speak with your attorney for real estate matters before undertaking any action as there may be employment legislation which also comes into play.
