MY TENANT FROM HELL!!!
I had an exterminator for one of my buildings who came on a bi weekly basis. He told me he had a son, lets call him Jeff, who was divorced and needed an apartment. Thinking that I already know his situation (BIG MISTAKE) I rented the unit to his son without a background check. He paid the first months rent and security deposit. After that NOTHING! It was September and he hasnt paid rent since January! But the problem is is that he always denies it and says "I paid you!" That is just great. Then the superintendent comes over to me and says that he sees different people coming in and out of his apartment!!! So I went to his apartment and I saw a nice lady from Hawaii who came to NYC to visit her mother with dementia. But I had no clue who she was. I asked her and she said "Jeff told me that I can stay here as long as I pay him at the end of the month.Thats right , he was subletting. I told the lady that she is not at fault but this isnt allowed in this building. But while I was there I called Jeff and asked "whose this lady staying in your apt?" he told me its his aunt. Then i put her on the phone and it hit the fan!! I told him to come down right away with my rent or proof from the bank that he paid me. You will not believe what he brought me. He brought me a receipt from the bank that said "Thank you for your business!!" on it and nothing else. I demanded the payment and he said i paid you. He was a pathological liar. But it gets worse!! then he told me that i owe his father $2000 (which i did and planed on paying). But i decided to play his game and said "no i paid your father " he said "no you didnt!"!!!!!!! at that point i was so angry i told him to leave the apartment immediately and thank god that he just left!!I also found out that his father knew about this the entire time so i got a new exterminator.
PLEASE CHECK YOUR TENANTS BEFORE RENTING TO THEM!!!!!!!

@Mark Sokolowski as you learned, screen your tenants and choose them wisely...even if you know them. Don't do "favors."
Second, you can't just tell people to leave the apartment. You could have got into trouble for that.
Why did you waste your time arguing with this person? You just go and file court papers for eviction instead. No conversation needed. It would be on him to prove that he paid you.
