It’s true I didn’t have the cash stockpiled in a bank account somewhere, but I did have an option to stop paying the mortgage on top of utilizing my reserves, something I largely forgot about once the extra payments were in place.

Many banks will allow you to use the equity from the one property to fund the purchase of another.Now, it might make sense to sell and stock pile the cash away, waiting for a better time to invest.

I am looking at buying my first rental property but I am concerned about non paying tenants so I am holding out until next year and stockpiling cash to buy up property if they do tank but it could be that they shoot up as well.
