Remember your costs will be more for an STR, you'll be paying for a lot of things you wouldn't with an LTR - higher STR insurance, all utilities including internet, supplies like toilet paper, paper towels, dishwasher detergent etc, upkeep on furniture and linens if damaged, yard maintenance and grass cutting/snow removal, trash removal, etc.  

But if its got at least a half bath (i.e. no tub or shower) which is what I'm guessing you mean, then adding a shower isn't too bad since it either has an ejection pit or something that toilet and sink are draining to.But once you figure those two things out.

And our governor just passed anti-squatting legislation. 

My tenant mentioned that there was a leak coming from the toilet in April.

The tenant's sink and toilet in their only bathroom were under repair, and I want to know if the tenant has the right to withhold rent in this case, as the unit may not have been considered 'habitable' during that time.

They could put cement in the toilet, rocks down it, they could refuse to leave and leave you tied up for six months trying to get them out or more.

After discussing with my contractor, since there is nothing backed up or leaking and the toilets and sinks are draining properly, there is nothing to repair or replace at this time.

After all documents were signed the seller told me to not flush toilet paper down the toilet bc it backs up and she doesn’t want what happened to her to happen to me.

Maybe the foundation is slipping, the roof is needing full replacement, the plumbing backs up every time you are draining the tub and try to flush the toilet...
