You can also find real estate investing groups through meetup.com, Facebook, or a Google search.

Build a strong team, including agents, lenders, and property managers, and use tools like the BiggerPockets calculator to analyze deals.

As for offering subject-to financing, this is something that can be advertised under 'seller financing' in our local MLS, and there's investors that search specifically for listings with that marked, so that should introduce your property to a new set of buyers that may not have considered it before.

However, after their "exhaustive" search of thousands of lenders they partner with, they were only able to offer me one loan.

I think you can probably search for anything and with the right key words get the results you're looking for.
