@Joshua Strickland your dollars are not losing as much value as if you are grossly overpaying by a $100k or more for a cabin.Never overpay for RE in hopes that rents and higher occupancy will rescue you from making a flawed buying decision.

There are some exceptions, like a 3,000 sq.ft. house on 100 acres.The only time we charge an up-front fee is if they have owned the animal for less than one year (rescue, puppy, or whatever) or they have a cat.

This was our bizz model when we did pre foreclosure rescue it was hair on fire and of course we took title sub too without title insurance and we did our own deeds and recorded them ourselves.

. - rescued me from a "no-show, take my money and go" contractor operating under dubious circumstances (don't trust your lender or anyone to perform the due diligence you should be doing on your contractor).

I ask this because I do animal rescue and I must confess I have rescue cats myself. 

A full interior/ exterior rehab, and rescue the foundation from failing.

A cruise ship came by and offered rescue, the man declined and said God will save me.

In addition when I did foreclosure rescue in Oregon and Washington before it became illegal ( or let me say HIGHLY regulated and if you break the laws its a felony)  the name of the game was door knocking..

Can someone come to the rescue?
