Hi Tio, I don't think hiring a professional designer is wise as it will cut into your margins and sounds like you have a tight budget. 

A solid CRM helps track conversations and follow-ups, but at the end of the day, nothing replaces genuine, meaningful interactions.

The house has a new roof, but HVAC and water heater replacement might be needed in the next few years.Also, mortgage rates are currently around 7%.

Looking to maximize appreciation & tax benefits, so not necessarily looking for high cash flow to replace a salary.Good advice on not focusing on the number of properties.
