Most properties tend to need fresh paint, new flooring, and other refreshes to get up to par.

ETC ETC  In Hawaii you could work on STR condo sales or try to market to the huge Japanese buyer pool.  

We do upgrade all of the old 2 prong outlets to newer ones to refresh the look at least and add new wall plates everywhere.
