Because of BP and the networking I have done I bought my first small MF about a year and a half ago in an area near me with virtually no money out of pocket and now recycling those cash flows I am in process to buy three more out of state.

The only thing is I definitely have to do it on the right deal to recycle my money, or not have much money in the deal.

After the appraisal process is over, back they go to the store and in comes the recycled junk from the scratch-and-dent.

We end up recycling the same bad tenants, rewarding their bad behavior, because some cheap landlord wouldn’t pay the $71 to get a judgment and/or possession.

We would like to start recycling cash at this point as we have a lot of equity but mostly properties that are under the 50k mortgage amount.
