@Hadar Orkibi If you are a physician I’ve heard of physician loans for 5% or less down and I don’t know of any stipulation about owner occupying.

I appreciate all the sound advice and points of view I have gotten on this forum thus far.Do tax deductions in real estate (for example depreciation) carry over to ones regular W2 income (for example a physician salary)?

Not sure what your w-2 job is, but there is such thing that is called a “physician mortgage”.

I am just a humble physician, definitely not rich at all.

I have the option of using a physician loan as well (0-5% down payment) and avoids PMI that FHA has.

If anyone could answer these questions for me, it would really help in my decision: Can a physician loan be used to finance the purchase a multi-family home?

Is this a unique mortgage product only for physicians?

The LA market is tough and by analyzing his deals I figured he generally purchases at ~75% ARV, then puts in 10% of PP repairs, so this should be a reasonable target) Looking for a house with an ARV value of about $700-800KBRRR and cashflow sooner than later.Obstacles: VA and Physician loan requirements for the condition of a property- may limit my options for fixers.

I'm trying to help a family member who's a real estate investor and physician.

Same with a CPA, a physician who is a specialist, the same thing in RE.
