For example, a 5% appreciation from 100k house in Ohio is very different than 4.8% appreciation that's starting from 800k house in Hawaii, the absolute number is way way different.And since 30YFRM is structured for the same payment as 30Y, in theory, the longest maturity debt favors those who owned property that has the highest appreciation, end result would be different because the payment rate is different.There's also theory of buying power, if one is living in CA for example, as pharmacist, one could make $150k salary easily and could afford $800k mortgage.
