Lower the insurance deductible, leave a light on in the house so it looks occupied, screw backdoor and downstairs windows closed or cut pieces of wood so windows can't be opened, put a privacy fence around the backyard, blinds, timers to make tv or lights go off and on every so often, leave kids toys out front, set bear traps along the perimeter of the hvac units and cover with leaves.

I started at age 38... now we have two SFR and two duplexes free and clear plus one SFR and one eight-plex financed with conventional loans that are performing well within the perimeters of the 50% rule.

Some of the less obvious items that I've been nitpicked on:- paint underneath the sink and in the utility closet- any tree branches / weeds touching the building perimeter- clean window frames (the channel where it slides had to be spotless)- common area / hallway must also meet code regardless of how many section 8 tenants you have

I personally think you are better off buying a cheap builders grade carpet from a carpet warehouse.If you do end up using it, tape more than just the perimeter.

Wikipedia says the perimeters are: 54th St -71st St East of I-95 and West of Biscayne Blvd Miami is a red hot market right now but properties are still as cheap as chips in the ghetto that stretches out West including Brownsville and Liberty City- cos yeah, no one wants to risk getting shot for buying a cheap property.

I work just inside the perimeter on the north east side of town...not to far from Buford Highway which has a ton of good food.
