This is my passion.Not everyone want to house people, some just want to collect the rents, some want to flip, some want to do what they call wholesaling--which to me is more of a self employed situation than actual investing, although I do see the overlap.

I dabbled with mortgage stocks when "mortgage stock" and "reddit meme stock" were overlapping at the start of this year (and did pretty well, tyvm), but now is not a time to be buying any mortgage related stocks.

In that case, if I use the maximum code limit of 3/4 "nosing" or in this case tread overlap, I get a 10.5 equivalent "run" on their stringer calculator.

However, I realize if we close it will be around winter and we may have vacancy throughout winter.would it be best to wait and ride out our lease or at least get closer to the end of May to avoid too much overlap or should we try to get out of our lease and buy now before rates are back up to 4-5% (which I’m realizing makes it tough to cash flow)also, how do you handle this situation as a landlord?
