I agree, something to 'set apart' seems to be the name of the occupancy game aside from location & views...that "Instagram Moment" - theme/mural/badass outdoor space/something outside of the box/really cool game room...just some ideas. 

Let's just hope none of your tenants read your response and figure out what a pushover and easy target you are.Not aware of any laws in Chicago or Illinois that require a landlord to provide a property with a MAXIMUM temperature.

I agree with @Michael Baum.I recently had a guest who lit fireworks and put the hot shells in the outdoor trash can which started a fire and burnt up the garage door, stucco, and facia before it was put out. 

This included adding a video game system (retro PacMan), adding central A/C, rehabbing backyard space to include life-sized outdoor games, grill, firepit & seating.Before hiring the PM, I did a thorough competitive analysis to determine where I could feasibly land revenue-wise if the property was fully maximized to its potential within the existing constraints (location) and with the PM fees.

Temperature control:  It's always naturally cooler downstairs, and in the heights of summer and winter, I just cannot get the temperature regulated for both me and my tenant to where we're both comfortable.

Outside of real estate, I enjoy ultra running, taking in the outdoors however I can.
