In terms of deal flow I would reach out to a couple of wholesalers, agents and join some local investor groups either on Facebook or online local community to start.

I work for a building materials company now and took their online game from Zero to very engaged in the past few years and it's been really fun.

The MN statutes are all readily available online, and will be easily found via a google search.

I have read a lot of posts on Residential Assisted Living, that I am considering getting involved in, and seems like many of the posts make reference to RAL Academy and noted that there is an online version and in person version . . . wondering if any of you have taken either and if you would recommend one over the other and why.

There are some great on-line real estate courses, and I have found the information within them has really been helpful for my investment business.

There were weekly group video phone calls that despite usually only having 5-10 people online I could never get a question answered leaving me to believe they were pre recorded.

Another lesson is to research companies online and in forums like this before you do business with them and if you decide to do business with someone, dip your toe in the water slowly and continue to research the company after you start working with them, because things can change quickly.I have some questions:1. 

Here's a list of things to track:- Formal lease application- Formal signed and executed lease specific to your state- Payment history (I recommend using online rent collection like Apartments.com, RentRedi, etc)- Maintenance requests and receipts- Accounting for all rental-related expenses (repairs, utilities, etc) The more you treat it like a business, the more helpful you are to your CPA come tax time. 

Again, the BiggerPockets store has some books on this topic, or you can learn about it by watching podcasts, reading blogs, and interacting on the forum.

I am not finding much material online or a book to study from.
