Unless you are buying a chain with a national advertising campaign (Like MCDonalds), or some kind of government issued license that is hard to get (Liquor License) Or even something like mineral rights.Other than those few things, you're buying a lot of hot air.

raw land can be tough to appraise but if you can find acreage with the same zoning, overlays, mineral conveyance, utilities, and near the same location- you can get pretty close to an average cost per acre.

  , my grandfather migrated from Croatia at 18 and went right into mining off the boat of NY, and bought his first and only home in Midvale utah, raised 4 kids there, and was a miner in Salt Lake area until he died..my father graduated from Jordan H.S., beetdiggers, played basketball, went to Kansas U, and went on to be Director of Public Affairs for the National Park Service; Interior, in DC.....we love our parks...i want to know it better and invest there..its another world to me, as my whole life has been east coast.

I am treating the butcher block with standard mineral oil in the following process:Stage 1 - daily coat of mineral oil for first weekStage 2 - weekly coat of mineral oil for first monthStage 3 - monthly or every other month coat of mineral oil for life of counter topI would not put this in my standard rental since it is too much maintenance but since this is a short term rental / airbnb we will be in and out fairly often so it will only take the 2 mins it takes to lay down a coat of mineral oil when needed.

I will say, most cabins are on well water, which can be tricky - the water can be very mineral-y and, depending on the well and conditions, can have an odor (sulfur) or some color.
