I need the real story on vacation rentals on The Big Island, HI...specifically the Kona area. 

I realize being the largest house in the neighborhood can be a drawback, but I thought the upgrades and price point would offset that.Does anyone have tips or strategies for marketing a property like this?

You should only have to do this with the largest items- mainly couches/chairs and dining sets.

I am either enjoying the sunset in a far-off Caribbean Island with all the money I have from RADD or slaving away back where I belong at Fort Bragg (Liberty) NC for the government to ensure our great SOF Warriors have the appropriate knowledge, skills, and abilities to protect our Nation and people like you who enjoy the ability to freely post on blogs, threads, etc. such as Bigger Pockets without any real knowledge of what they post.

My specialty is working with investors and business owners in locating island based cash flowing rentals and or non rental second homes. 

For instance, one property seems to have an extra bathroom that is not listed in the county records.I plan to make some modifications, including removing a closet wall to expand a bathroom and taking out a kitchen island that contains electrical outlets and a switch.

Youtube is the second largest search engine, and has videos on basically every subject known to man.

I have a lot in East Rockaway, corner that I am helping the owner find a buyer...Trying to get more info on like zoning and how much you can build, Property shark has been useful in NYC but pretty useless in Long Island, can not even find basic info there, is there another website or resource I can use for more detailed property info?

I live on the East Coast and I too am an out of state investor primarily since Long Island is a particularly expensive area as a whole to invest in.
