Just be careful not to contaminate the adhesion tabs, and make sure there aren't any nails (from tack strips) or significant existing floor impairments before you go right over the existing (but not carpet;) flooring.

I'm really intrigued by tax planning for this property -- specifically if/how I could plan my visits to this property and write-off those trip costs. 1) I'd be a partial owner (and passive, largely); curious if that would impair my ability to write off trip costs in any way?

I took a 60 hour realtor's course and passed ...I'm currently facing a bit of analysis paralysis and I'm just not sure what to do next and if getting my real estate license is necessary to learn the flipping business ...There certainly are many flippers without a RE license although getting an RE license should not impair your ability to flip.

They routinely kill deals, because their ignorance becomes a gateway "to protect their buyers",,, while i believe they are choking their buyers, but ego is a barrier, Im looking for scripts to encourage virgin buyers agents to step aside and not impair their buyers goals.
