It looks really good, will probably be your cheapest option, cleans really well between tenants, stays cool in the summer.

The property manager, if they are good, will have an entire network of contractors, repair guys, etc.

I do have a realtor friend, but I didn't want to waste my goodwill my requesting a ton of estimates as we are starting out.I suppose I could get a general feel based on comps with just really rough numbers for adjustments to find out if the deal is worthwhile at all.

He is not there yet, though he might be much higher than he thinks depending on how the goodwill in his business would be valued.

A good agent should know that a promise like the one you got is perhaps a sign of good will, but nothing more.
