I find RE syndications to be a very good blend, between managing RE and passive REITs, they keep me locked up for 10+years minimum, so I don't (as a glorified Chimp with Wi-Fi) trade out of them at the wrong time when market gets scary, but they also generate REIT beating returns and as an LP in 35-36 deals I have no active role, so I can focus energy/time at my job, creating more investment income, and the tax benefits are beyond sexy.

Aside from RE (but business goals related) I'd like to do financial advising on a consulting basis, am currently getting my CFP, and have been pursuing financial independence for six years and hope to be FI within the next 3-5 years.I'd love a mastermind group that can discuss real estate and business/investing goals and progress, be inspired by others successes, and learn from one another.

@Jay Hinrichs Yes, I got mine back and my Accountant took it that same year, saved the next one for this year, which offset my taxes both years- very helpful to keep for the years where I made more money than others.Yes, I am a Realtor in both Charlotte, NC and in Charleston, SC- I own a three bedroom short term vacation rental in the Wild Dunes resort just outside of the Charleston Penninsula in nearby Isle of Palms, SC- that's the one that I did the Cost Seg on that saved $278 K.

We’re currently priced at $850 plus $133/mo for RUBS, which include electric, water, and Wi-Fi.

I sell/realize the gains in different forms-- I.E not selling the 2008 equities but loaning against them, not selling a house but getting the mark to market gain via cash re-fi, etc. because fundamentally I really always want to hold the best assets.
