This week, peoples gas shut off the gas to my entire building due to a “gas emergency” (without notifying anyone).

New HVAC, pulled natural gas to the property, remodeled one shower, refinished floors, and added a tenant.

Unfortunately there isn't much that directly translates from oil and gas to real estate, so you'll have to work towards being an expert in this as well.

Natural gas, or electric heatpump with gas, is the most popular, if you already have gas to the house.Natural gas is the only utility I pay for that has gotten cheaper over the past 3 to 5 years. 

just an update....I got the gas to the property turned on and had the furnace serviced.  

We used that money to pay for GAS to get around to look for more deals. -$50 for gas.

The building code or rental property code might require this; your friendly local building inspector or code department can advise.If you think you might eventually run gas to both units, you should tell the gas company that when they install the meter for the first unit. 

No wasting gas to show properties over and over or speaking to tire kickers.

You could also try doing some door knocking and that will only cost you gas to get there.
