OMG another agent that does not know how to do adjustments to a CMA.Sorry Chris this is a pet peeve of mine and no reflection on youGo to your Broker or call an Appraiser and ask how much they would adjust for a bedroom,bathroom,1/2 bath fireplace, unfinished basement etc.KEEP THIS LIST IN YOUR WALLET, it is probably the most valuable document you will EVER have in your real estate career.Take an appraiser out to lunch once a year to keep it up to date

Some photographers will Photoshop fire into a fire place etc. but otherwise you can use your basic editing tools on your phone to "brighten" the place up as it were.

There are 3 beautiful fireplaces that are not safe to use.

Fireplace mantel (right now we have a brick face wood burning fireplace)4.

Let us just assume that it looks good, not average, and the wow factor is the living room that has a tile/stone fireplace on it.

The house I need financing for is a 3/2, block house with a metal roof, large fenced back yard, fireplace, and 1-car carport.

Parents plan: My plans plus complete kitchen gut, new trim, new doors, remove fireplace to accommodate a new half bath and walk-in pantry(that one isnt as straight forward as it sounds because a beam had to be added to support the load and the entire house had to be re plumbed to add the bathroom!).

I need a fireplace completely rebuilt ASAP! 

Insulated the built on porch, put in a gas fireplace, removed the wall between trailer and porch and put in Anderson Windows to capture the stunning view.
