I second all that has been said above - all of those folks referenced have been really helpful to me and have added lots of value to so many BP community members, especially in our local marketplace.

You can't charge extra pet rent or even a pet deposit because it's legally not considered a pet.

BPCON attracts investors from all experience levels, including folks looking for their first or second deal.

   #9  SWEETEN the POT:    Do not think that paying extra rent is going to entice owners to rent to you. 

Many investors do end up getting their own license because of this, others don't want the liability and extra work.

I find tenants really appreciate that little extra touch on move in day.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

I sold out years ago and it was the best thing I ever did. unless your up in Madison or by the REsivour in prime areas Getting houses stripped is a major issue and letting folks just walk in is insanity in those markets NO LOCAL would remotely consider that.

What has a lot of folks spooked is that simply doing a 1031 exchange is an attempt to avoid tax.
