Use the rule for screening and err on the conservative side in all cases.

Because i plan on being in business and living in my community for several years I always err on the side of super safe homes.

There are a number of attorneys who err on the side of caution and tell clients to use S Corps instead.

I tend to err on the conservative side so I'd recommend getting fixed financing (either a cash out refi or HELOC) if this is a property you'll hold for a long time. 

With HOA's, buyers ASSUME their Board (or, erroneously, the "management" company) is looking out for them, and they ignore all of the evidence as it increases each year with obvious deterioration and neglect, and with larger long term shortages in the reserve funding plan.

But from my experience with TK buyers never have intentions of living there and to err on the conservative side promoting a typically NOO loan would reduce any misconceptions

Again, forgive me if you completely understand this, but I've said it many times on this forum before (and will probably repeat it again) - language is important (in the legal arena it's critical) and BP is a very large learning forum, so we must be careful not to instill any inaccurate or misguiding information that could steer somebody towards an erroneous perception.
