Buying the right property type, location and price are half of the equation.

This is like around 50k in interest over 5 years, not a minor expense in the whole equation. dang..it is so easy to make money IF you have the money!

Clearly none of us know for sure, but my hunch is this effective equates to a syndicated seller financed deal. 

@Frank SichelleI don’t believe they will hold sponsors to a higher threshold if these are a 506c offerings as there is a difference between ethics and law and being unethical does not equate to being illegal.There are also multiple layers of protection built in to these offerings that even in most cases if you sue they will use your money to defend the case.

Using my licensed plumber that does water heater replacements at a good price for my market it costs $1600 for a Rheem installed.   12.5 year life span equates to just over $125/year or just over $10/month.  

That will equate to like a 200kish loan amount. 

I further question if you are using rent to equate to income which is not reality.  

But you eliminate the liability risk from the equation. 

I equate it to living back in the 80s. 

People get so fixated on rates, that's just one small piece of the equation.
