@Grant Shipman Great stuff, I'm a big fan of co-living/rent by room strategy, and I do it here locally in Denver metro, and it is the best strategy in today's market for any house hacker to live for free or make money while living there, but they have to sacrifice personal space.

Just some basic stuff you should try to follow if able.

The timing of people most apt to say "F-it, I'm done with this stuff, I'm gonna take the $ and run" is in that 90 day period. 

Sees a lot of off market stuff because he is a property manager as well.The toughest part about investing outside of your locality is finding boots on the ground that you can trust.

All you an do is tell them.I do ask about the service animal but it is things like, do you need any special stuff to help you make them happy?

Lots of attorneys screw this stuff up. 

I want some older stuff to gain tons of appreciation and I want to see where that takes me but I also want some newer builds to have less headaches from a maintenance standpoint.
