I feel like the contracts are more balanced and fair now, but deals are getting done.If your model is using Big Z data, I would not trust that for a second. 

Hey Jennifer, I actually work with a company that does all of this.We (essentially) wholesale deals to OOS investors, connect them with our contractors, manage the rehab for them, and have a property management division as well.It's the whole A-Z operation and we did 200+ deals last year and more than 1/day this year.I'm not pitching you at all.

Basset and La-Z-Boy are the manufacturers we have.

I've fired many painters within a few minutes after they start working because many of them look like a drunk on the high end of a ladder and I prefer to avoid having to pay a painter for a day and then have to re-paint everything I paid him for.I know many people think it is better to look for a painter who can do A to Z, but I've also fired many so-called painting companies that were worse than the worse of my employees.

Wages increase so significantly that it allows homes to not drop, stay as is or increase (fat chance).Clearly someone is going to win in this (potentially current homeowners and upper middle class), with losers being Millenials, Gen Z and others who do not own OR they are the winners and losers are anyone who bought the past 3 years.Either way, someone will win and someone is gonna lose.For me, I play offense and defense - I am consistently looking for deals but also if #1 happens, am I protected.

He does everything from A to Z for that type of construction and knows it all.
