@Jenny Jones, There's nothing that is cookie cutter make sense for all. 

I was thinking of putting in some other snacks like microwave popcorn, cookies, chocolate...but, I would love to hear ideas from those that have been offering such items to their guests.

Also I am an agent in another state as well so anything I say may be of zero use to anyone and should be treated with similar value as one would take from a fortune cookie, a ZOLTAR machine or a magic 8 ball.That being said, was that your agent or theirs?

I know there isn’t a cookie cutter way of putting together these deals, but looking to cover some of the steps and how they should be approached.  

To lose the 1031 benefit for marriage would be a touch cookie.

I don't know or care at this point exactly what the amount could be (I'm thrilled that he's still with us and hope he makes it to 100, he's a tough cookie!)

We are having a really hard time getting a conventional mortgage though because we are self employed and started our company (Chip Cookies if any of ya'll have heard of it) only a year and a half ago (everyone seems to require 2 years of tax returns for self-employment).

Now I'm willing to bet she is a smart cookie and she knows how much life is left in her roof and she is saving for capital expenses and she'll be prepared for it.
