It would be nice to be completely calibrated to the market but that is not easy to do.

I am interested in people's thoughts on realistic expectations for turnkey SFHs across different markets, as I am just getting started and trying to calibrate expectations. 

If you are inclined to take risks in order to achieve extraordinary wealth, then business may be the way to go in spite of its lower average outcomes.But I do need to mention that these studies represent aggregate data and the decision that an individual makes has to be calibrated to his specific abilities.

To me the terms of the debt are every bit as important...if not more...than calibrating the NOI precisely.

I wouldn't disqualify either of these properties based on location and neighborhood.A - F grades are meaningless without some sort of scale, but I can't imagine any reasonable calibrated scale would have those areas grading out as a "B" neighborhood.

Have you guys calibrated your plan at all?

I'm not yet calibrated to what's considered pretty standard, though I realize it really changes case-by-case, depending on other improvements and things that are part of the deal.

For now, I just wanted to get something together to the best of my knowledge and put it out there to have someone help calibrate my shot group.
