On the other hand owner occupants are looking to buy and live in the properties so their calculus in determining value is very different; they don't care about NOI, they care more about other qualities like the distance to the beach, or the the school district, etc.

I have worked at the Dry Cleaners for almost 5 years as its was my first Job out of high school and an easy one, but the potential for a substantial increase in income is nill due to the limited hours and potential for the business to expand.I was taking classes at College of San Mateo to pursue a degree in Physics, however, due to financial aid issues and my difficulty with Calculus, that has been put on hold.

So when doing the math…Do I consider the original 2006 down payment costs and years of primary residence as part of the calculus on current ROI/ Cash on Cash return, etc…or ONLY the numbers associated with the REFI in 2012 when I converted the primary residence to rental property?

There are some that are better at RE than others, but I am certain it is nowhere as tough as quantum physics, Calculus, etc...so I get confused at people saying they are hear to help, teach and mentor yet I read many posts of people pretending to help but their "advice" is laced with condescension, arrogance, finger-wagging, etc.
