I understand that you borrowed from VCF, but I'm curious if you talked to any local banks/credit unions to comparison shop and if they were competitive?

I want to do a bank statement loan(I’m an independent contractor)with just me on the new loan in Texas .

If your 5th deal is good, you should be able to find funding outside the banking industry.

There are lenders that do not have this requirement of course, but they are mainly hard money lenders or local portfolio style banks. 

So you can sell, bank the money, and wait as long as you want to find the perfect home for your family. 

One was utilized alongside a bank loan to purchase a SFR.

Carrying costs are minimal, I bought all cash - no bank interest to worry about.

I have asked numerous times to send me official bank statements, receipts of work completed, master insurance documents, etc. and have received a few emails with word document summaries.
