You may want to live in a world of Wild West, anything goes business (I won't mention the orange haired political elephant in the room) but I assure you, your ignorant, uninformed, and weak defense of this sort of activity is not common.

Some high and lowlights:- I had one tenant that brought German cockroaches in and then blamed it on me- Same tenant asking if her daughter can visit but failed to mention it was 5 more very noisy people- another tenant having constant loud arguments with his gf- tenant saved some of my stuff when the house flooded due to a pipe burst and another time during a monster rain storm.

Good luck.I also plan on visiting PR(san juan for now,  maybe ponce as well) in November for fun and to learn more.

closing attorneys don't visit the property don't go to home inspections don't really interface with appraisers or lenders.. 

Looking for in country contacts banks, agents, contractors, recommended areas, etc to prep for a productive visit.  

Worried about saturation, thinking about going hard on the themes to appeal to visiting families.

Consider a market that you visit often, have family in, went to college at, spent time in the past.You will have a better sense of what the good / bad parts of town are compared to a city you never visited.Best of Luck!
